How to Create a Home Maintenance Budget

Step 1: Estimate Your Annual Budget

A common rule:

  • Set aside 1% to 3% of your home’s value per year

Example:

  • ₱2,000,000 home → ₱20,000 to ₱60,000/year

👉 New homes = lower end👉 Older homes = higher end

📅 Step 2: Break It Down Monthly

Divide your annual budget into monthly savings.

Example:

  • ₱36,000/year → ₱3,000/month

  • Set aside money like a fixed bill

  • Use a separate savings account or envelope

🔧 Step 3: Categorize Your Expenses

Split your budget so you know where money goes:

  • Routine maintenance (cleaning, filters, minor repairs)

  • Repairs (leaks, broken fixtures)

  • Big replacements (roof, appliances, repainting)

  • Emergency fund (unexpected damage)

👉 This avoids using all your budget in one area.

🏠 Step 4: Prioritize High-Risk Areas

Focus your money where problems are costly:

  • Roof and ceiling

  • Plumbing system

  • Electrical system

  • Pest control (especially termites)

👉 These can become very expensive if ignored.

📊 Step 5: Plan for Big Future Costs

Some expenses don’t happen monthly but will come:

  • Repainting every 3–5 years

  • Roof repairs/replacement

  • Appliance replacement

💡 Set aside small amounts monthly for these.

🚨 Step 6: Build an Emergency Buffer

Unexpected problems WILL happen.

  • Keep at least ₱10,000–₱30,000+ ready (or more if possible)

  • Use only for urgent repairs

📋 Simple Budget Example (Easy Copy)

  • Monthly set aside: ₱3,000

    • ₱1,200 → routine maintenance

    • ₱900 → repairs

    • ₱600 → future upgrades

    • ₱300 → emergency fund

❤️ Final Thought

A home maintenance budget is not an expense, it’s protection. It keeps your home in good condition and prevents bigger financial problems later.
